I was personally an estate agent for 9 years and while admittedly it was a long time ago - there are basic principles that I feel an agent selling your property should do.
The key one is communication.
When I was manager I would speak to all buyers and sellers in my pipeline once a week while the sale was ongoing (or make the negotiators/sales be in contact).
This is really the area in where this agent falls down. Moving house can be a truly tough and stressful time and the one thing that you would like when taking on an agent and committing a large sum of money to that they provide a service.
Now to be fair, Micheal Graham sold my house quickly but to be frank it was a really nice family home in a very sought after area and this was never going to be a "hard sell".
In October 2024, I came to realise that the last communication I had from the branch manager was the 15th July and it was a simple sentence of - Hi mate - I'll keep you updated.
Since then I have then had to speak to the conveyancers myself most of the way through this process (and to give some context on why I feel compelled to write this review) the conveyancers are being paid £10,000 less than the agent! As far as I can see they have done most of the work within this sales process.
I decided to write to the MD and make him aware of the service levels I am receiving - note I am not asking for money off or a refund of money (as I know how hard it is to get this off an agent) but merely a cry to help me and also improve the work levels of the staff in the branch.
Days later I still haven't had a reply from him however now the manager asked me to call him for an update!
I had to give a request to either email me back or ring me the next day as I didn't have time to take a call at the time he had contacted me. The reply was again a one liner to say that a completion date in November is being discussed, and that I should feel free to call if I want a chat about my property.
The response perceived by me once again was minimal and reactive rather than proactive, and slightly seems to make me feel that I must reach out to them if I want updates rather then they provide the service of giving it to me.
I am just incredibly sad that this agent has been used and therefore I feel rather than waste anymore time trying to redeem and get a service - I best put the effort into helping others avoid my misfortune!
Ask the agent you intend to take on what is their process for not just selling the property but also how they will look after the sale as it goes through also.
I am sure that there are plenty of success stories for this agent but in my humble opinion their standards are far below the fee that they charge and for me if I had had maybe 3 - 5 calls over the the last 3 months then I wouldn't probably have any issue and this review wouldn't be online.
So to finish up - the communication was very poor - the attitude when reaching out to them re lack of service is beyond any I have experienced before in terms of "really couldn't give a damm" - the fee they charge would be 'ok' if they provided an exceptional service that took the stress away and kept you firmly in the loop ... However in conclusion I would be hard pressed to recommend anyone to use this agent and the fact that I rarely write negative reviews I felt so compelled to help others avoid my pain.
Personally I have learned a lesson hence why I will only use agents like Elevation and Thomas Connolly, who manage my rental properties from now on and the service and fee that they offer is high premium compared to Michael Graham.
