Hampton Lakes at River Hall by Pulte Homes

The Pulte experience was awesome. I couldn’t have asked for a smoother process. From sales, to obtaining a Pulte mortgage, to construction management, to closing. All went great. I highly recommend! My wife and I are very happy with our new home in Hampton Lakes at River Hall.

Hampton Lakes is heaven!!! Put in a pool and I’m right on the best lake in Hampton Lakes and my pool was done by Superior Pools! Superior & sensational in every way. Life is spectacular. Amalfi model house so space galore. It doesn’t get better than Hampton Lakes and I have lived in Delray Beach on east coast. People are leaving that coast because it does not compare except, of course, for Palm Beach. Nothing compares to Palm Beach. No place ever will. Hampton Lakes has my heart and it will capture your heart too!

Pulte was fantastic. My wife and I are very happy with our entire experience. The Pulte Field Manger Ed Soto was a great communicator throughout. Derek our salesperson did a great job sending us updated pictures. We were living in Marietta, GA and moved to Alva!

We purchased a PULTE home in Hampton lakes and just hit our one year. I will say that the house is amazing, the quality during construction and in the first year have been perfect. There is nothing that they haven't addressed or fixed if needed. This was our first experience in an HOA world, and while I love the location, I have to say the care given to the community and the lack of attention to Hampton Lakes side is very sad. The Light poles, Roads with potholes, Open grass are full of ants, lack of mailboxes, and Drain covers that literally take oil pans out is terrible. The front gate has never worked consistently in the year that we have been here. The irrigation is consistently being turned off or shut down, and there was a 3-month period where the pool was closed due to work needs. there is a second pool, but we are not allowed access to it unless we want to pay additional for a CC membership. The pool is not heated so the times when it is open, it is not always reasonable to use. the rules to use rooms in the amenity center are structured around the sale of services from the CC. the pool has a grill, but residents are not able to use it. If you are not on the deed, then you cannot be at the pool unaccompanied. So, if relatives visit and you work, they cannot use the pool and will be/have been asked to leave.

Pulte made the process simple. Jarod the construction manager delivered on all of our requests and concerns. This is my first "new house". I hope it holds up. seems to be solidly built, guess I'll find out in the next 10 years or so.

Working with Pulte was 1000x better than working with Lennar in our previous home. The neighborhood is great Kevin has been phenomenal to work with regarding any items that have come up during our first year. Overall, Hampton Lakes has been a great community for my family, we are excited to see the finished product in a few years - The only feedback I can share is it kind of sucks not having guest parking and having to pay for guests for the community pool.
