Updated: This new team of Vanessa, Laura, and Ruben that has been brought to the community have been fantastic! They constantly update us on community projects and have started carpet cleaning!!! We were sooo happy to see that. We are beyond happy living here. . I was shocked to read some reviews as I have never had a negative experience with anyone and have been afforded nothing but smiles when speaking to the team. It’s obvious apartment living isn’t for everyone but our neighbors are awesome and our puppies love the dog park. Still loving living here.

We moved in earlier this year and are so happy here. The sky deck is amazing and we love the location. Vanessa, Celina and the team take care of us and are great at communicating updates. When we first moved in we noticed a lot of scuffs on the walls and the grills were dirty. But I have seen the team start painting and clean the shared areas. I do wish they would clean the carpets but 5 stars for the team. I see the effort they are putting in. The cleaning lady does amazing!

I just moved in a week ago and Vanessa and Laura were so helpful. They both made my move in easy. I also have to add the building is always clean and smells good. I would recommend living here to anyone. Home sweet Home.

I had a tour and was very excited because in the pictures it looks very luxurious and great amenities. I’m very sad to say that when we showed up the place was dirty. The carpets in the hallways specially and the gym mirrors and floor were dirty, the dog area smelled soooo bad (they said they treat it for odor but I think they could do better because it was horrible.)
Deal breakers for me were
- unclean spaces
- You have to pay $250 each time you have more than 3 guest visiting you (only for amenities like pool, game room etc.) I have a “large” family (2 sisters+ parents) so if we want to enjoy the pool together I would have to pay $250 each time.
- 1 bedroom price super high around $3,000 but also extremely small (if you have a king size bed then you can only fit the bed in there and maybe a nightstand)
- you only get one parking spot (there’s an option to pay an extra $100 a month if you want another spot)

Besides this the lady that way us the tour was very unpleasant and had us running the whole time, interrupted our questions multiple times and seemed annoyed to answer our questions.

I wouldn’t live here if I were you. The sound proofing is horrible. Whoever is gonna live in unit 230…I’m sorry for your neighbors above you. Me and my wife had to call the cops on them MULTIPLE times due to domestic violence. It was around 4 times we had to call the police because the guy was beating the lady bad. There was yelling and screaming and stomping. I also reported to management and sadly Saline (no longer works there to my knowledge) seemed to not care. She would write down the unit on a piece of paper each time acting like this was the first time each time she heard the news and interrupted me every time I would explain what happened. And me and my wife weren’t the only ones that heard this nonsense happen. But I’m sorry you’re not gonna do anything about DOMESTIC VIOLENCE? Anyway that was my biggest gripe with this place, the management team at that time seeming not to care about its residents, kinda seemed like we were an interruption to them. I think they have a new team by now and hopefully they treat the residents right. Also if you have a dog you can’t have “fun” at the dog park because of the “inconvenience” of it being build above other units and no sound proofing under it. There’s certain “hours” you’re allowed to use it. Sorry but I suggest using it anyway especially if you’re dog has to use the bathroom late at night. There’s a lot of homeless that roam around the area in Azusa which is sketch at night. Sometimes the back door won’t get closed all the way and homeless people will find there way in and camp at the bottom of the stairs so and ladies I would carry some pepper spray or a taser with you if you don’t have someone with you. This place looks nice but it’s really not that great and Azusa is not that great either don’t be fooled by all the “restaurants” surrounded by it. Anyways for the price and the way it has been ran you could find something better somewhere else.

**If you are someone who is concerned with your safety PLEASE READ before you rent here

I had the most traumatic experience at The Orchard, which has left me with lasting trauma and PTSD. The psychological impact of the incidents I faced has severely affected my mental health.

Let me be absolutely clear: my primary frustration is not with Greystar's policies, but with the way Vanessa handled each situation. Her lack of urgency and care in addressing these serious concerns is deeply alarming

From the outset, my interactions with management, particularly with Venessa, have been distressing. I sought support and safety measures. Instead of receiving empathy or assistance, I was met with dismissiveness and a lack of concern for my well-being. Not once apologies or expressed any concern for me.

I experienced two attempted break-ins at my apartment, and when I approached Vanessa, the manager, to report this, I was met with complete indifference. She never offered an apology or showed any empathy. Her only response was that there was nothing she could do, but she would 'bring it up' at a coffee meeting with the police the following morning. I was shocked by her lack of concern, especially as I was genuinely frightened to continue living there. I work from home, and with my boyfriend away most of the day, I was deeply worried about my safety, but it seemed she simply didn’t care. All I was seeking was a display of concern and a sense of urgency regarding my safety and wellbeing at The Orchard

Furthermore, after a theft in our garage, I promptly reported it. Despite my ongoing communication with the police and a request for video footage to aid the investigation, the management's response was alarmingly inadequate. They failed to provide timely updates or the necessary cooperation, ultimately leaving me feeling abandoned and unsupported.

Despite Greystar’s professed commitment to customer service, my experiences indicate a significant gap between their promises and reality. The culture of indifference I encountered was alarming. Having been a resident for nearly three years, I can say I’ve not experienced a single positive interaction with Venessa but on that final day, she was overly friendly. I strongly believe this sudden change in behavior was due to Olivia retrieving my voicemail and informing Vanessa that I had called.

On the other hand, the front desk and maintenance teams have consistently demonstrated professionalism and care. The front desk staff has always been incredibly helpful. They were extremely kind and reassuring during the break-ins, making me feel much more at ease when I was at my most vulnerable.

I reached out to the Director Olivia in hopes of resolving these issues, but my attempts were met with silence. Never retrieved a response. This lack of responsiveness only reinforces my concerns about management’s commitment to tenant safety and well-being.

As a property manager myself, I understand the importance of customer service, and it is a top priority in my own business. If any of my employees ever communicated with a resident the way Vanessa spoke to me, it would not be tolerated. Customer service is at the core of what we do, and treating residents with respect is essential.

I urge potential residents to exercise extreme caution. The presence of homelessness in the area increases risk and liability, and I have little faith that the management will take any meaningful action in the event of an incident. My experience at the Orchard has been distressing, and I hope sharing my story will serve as a warning to others.

Have to agree with others here. Inconsiderate and loud neighbors can really make a place almost uninhabitable. A place can have the nicest amenities but if you can't even get 1 good nights rest, then it it not worth it. Security patrols have been switched twice and never answer when anything happens or responses saying they don't serve our apartment. Several noise complaints have been submitted with a generic response every time for several months now.

A year ago I gave 5 stars but now I have to take 3 stars off.
The apartment is new, have good amenities.
But the neighbors and sound insulation is not good. Our neighbor in the unit below is broadcasting everyday, yelling and shouting. Sometime having party at the night. And the sound insulation is poor, so we can hear her voice every early morning, waking us up. We have contacted the apartment staff, they came and investigated, they can hear the noise, but no further solutions or follow up.
We have to suffer those noise until our lease ended. We have no choice but to move out and not continue renting.
Advice, don’t rent unit 338 unless you know the neighbor below has moved. Otherwise, you will hear the noise day and night.
